If your subfloor is damp or wet, there can be serious repurcussions for the health of the building. The structural timbers can rot, and floorboards can heave or ripple. Generally speaking, subfloor dampness can be divided into different and distinct areas - whether there is ground water or whether there is no ground water and just excess moisture and damp soil. Ground or ponding water is identified and resolved very differently to just subfloor dampness. Our investigations will differentiate between the two (although sometimes the remedy will be to deal with both issues) and our scope of works will provide the appropriate remedy.
If ground water or ponding water is present in the subfloor of any dwelling, it can be attributed to either an overly full water table or water entering the void from external sources. So either poor drainage or saturated watertable needs to be identified and once identified a scope to resolve either one can be established. Whatever the issue, it can be resolved or managed and our scope will provide the means to remedy any ingress. Generally speaking if water is entering the dwelling from outside via ground level, this issue is dealt with through increased drainage - AGI drains.The Damp Inspectior investigations and subsequent reports can identify the source of the ponding or ground water and recommend a scope which will resolve this issue.
If there is no ground water then the dampness in the subfloor can generally be resolved with mechanical ventilation. The cause of subfloor dampness (without groundwater) is that moisture from moisture evaporation from the soil is trapped in a poorly ventilated subfloor void. Mechanical ventilation forces stale and moisture laden air from the void and over time dries the void. Once we diagnose the cause of the subfloor dampness, resolving it is relatively simple. Our scope will provide the roadmap to resolve it.
